A deposit of £100 per week is payable at time of booking, with the balance payable 30 days before arrival.

Price includes electricity, heating, and linen.

We may ask for a £100 security deposit when guests bring dogs. This will not be cashed and will be refundable on check out, unless there is a need for extra cleaning.

Short breaks and weekends by arrangement when available, between November and March.
Rentals are from Saturday to Saturday.
Arrival time from 4pm, departure 10am.

Cancellation: If, within 30 days of the start of your holiday, you need to cancel your booking for any reason please contact us, in writing, as soon as possible. We will then try to re-let the property for the period of the booking. If we succeed in re-letting the property for the whole of the booking period we will refund all monies, less an administration fee of £25. If we are only able to re-let part of it we will refund that amount, less admin fee, the balance being forfeit.

Breakage or Damage
We would appreciate it if guests could report any breakage or damage as soon as possible to allow us time to repair or replace the item as soon as possible.

Care of the Property
Guests are asked to take all reasonable and proper care of the property, its furniture, pictures, fittings and effects in the property and leave them in the same condition and state of repair at the end of the rental period as found at the beginning.

Pets
Pets are welcome (maximum two per booking and by prior arrangement). The Isle of Skye is a farming community so please keep pets under control at all times.

Please do not allow pets on the furniture etc - it makes it very difficult to clean.

Pets must not go upstairs.

We do not charge for pets, but we may ask for a refundable £100 security deposit against extra cleaning.

Liability
The owners or managers shall not be under any liability to the client or third parties for any loss or damage arising from a breach of the contract or negligence on the part of the client.

At certain times of the year (for example Christmas and New Year) we may ask for a security deposit.

WE supply:

We start the season with a supply of basics, such as tea, coffee, washing up liquid, loo roll and basket of logs or coal. We ask that guests replace what they use of these items, so that there is enough for the next guests on arrival. We really appreciate your help with replacing the supplies you use, in order to help other guests.

Heating
The cottage is heated with electric radiators throughout, including an electric towel rail (the downstairs radiators are storage heaters).
There is also an open fire in the sitting room and a multifuel stove in the kitchen.
We supply an initial supply of coal/wood (via a bulk delivery at the beginning of the season). Please replace what you use, after the first fire, when you leave, to ensure that there is enough for the next guests.

Winter conditions
Snow is rare on the west coast of Scotland but over the past two winters there has been snow on the ground in Skye.
As the cottage is accessed by a 500m track we ask you to be aware that if there is a heavy snowfall you may need to leave your car at the bottom of the track and walk to the cottage.
